Unless the county condemns it you might as well hang onto it.
I don't think $20,000 would pay your rent for very long, and
you probably can't even buy a trailer for that price.
I suppose you could buy a used SUV and go homeless.

Sounds like it is a low ball bid on the land value. Find out if the government (local, county, whatever) has valuations on line. That will give you a better idea. Don't hesitate to get another agent involved. BTW with your income being what it is, how are you paying property taxes, or is that the reason you are selling? Especially with squatters and no rents.
You should be able to go onto Google Earth and see the current market value of the property. Even in San Bernardino Co. the lot alone should be worth more than $20,000. Don't do business with these people.

I had dinner tonight with an 18 year old girl. She paid for the pizza & the lasagna. I had forgotten how much fun 18 year olds were

NEWS about Monty - He was raving like a lunatic on Monday night and threatening and accusing everybody. I called the police
and the police actually took him away and drove him to ARMC, our county hospital.
As of today, they haven't released him yet.

I guess it's like monkeys, the police turn out to be helpful from time to time.
Maybe Monty will get lost in the system.

It is getting to be that I tremble with apprehension whenever I see you have made a new post to this thread. What disaster has now come to Mr. Wolf? Has his shoe started on fire with his foot in it and is he too dehydrated to summon enough urine to quench the flames? And now, at last, good news! --FLO--

Monty gets released from the psycho ward Tuesday. I spoke to him on the phone: first time he ever sounded drug free.
Yeah, it won't last.

Yeah, it won't last.
Why am I being reminded of the title of a 1997 movie, "The Full Monty"?
I have some difficulty with never hoping that miracles may actually be possible. And so, hope that "it" will last, not only for your improved situation, also for Monty's, if such be achievable.
With those who absolutely know that something that can be at least imagined to be hinting of the supposedly miraculous, I ask such silly, simple questions, as, "You believe in the big bang as such? What banged, and where came it from?" or, "Tell me how there actually is anything..."
I make no claim to have ever encountered, or not encountered, the sort of miracle that would "fix" your "predicament"; neither can I make the absolute claim that such is necessarily forever not possible.
So, I keep a sense of hope alive, hopefully not merely in vain, that "the phenomenon of life" will be genuinely decent to you.
