OK, I finally made it to my doctor's appointment.
There will be no exercises nor physical therapy. According to my lady doctor, I don't have a psiatic nerve problem. She says I have arthritus (sp).

Tylenol arthritis.. I have the same issue. It is part of getting old. Kristoff and Paolo are both young so they should not have arthritis issues. But us that are older, have a horrible time making the stair steps at times.. Today was one of those bad days.. I hung on to the stair railing and was in agony with each step.. I need to be in a ranch style house again. I understand your pain, Macwolfie.

In my case, I only get pain when I'm walking. Sitting or lying down is pain-free

I have Real Estate agents coming over to look at my house to give me an offer. I'll let you know what they offer while laughing at my situation.
OK, they just left. THey said they'll think about a price and call me back in a few days.

They claim we're developing a shortage of houses for sale here.
And how often does a wolf den come on the market.
Maybe you can retire to a nice zoo.

The real estate guy called back today. Best offer he can make is $20,000.

Sounds like it is a low ball bid on the land value. Find out if the government (local, county, whatever) has valuations on line. That will give you a better idea. Don't hesitate to get another agent involved. BTW with your income being what it is, how are you paying property taxes, or is that the reason you are selling? Especially with squatters and no rents.

Mac-
I would like to see your house. I am confident there are NO houses in southern California worth that little. Those guys know that if you have NO IDEA what the house is worth , you just might take $20,000. I am guessing that your folks paid more than that for 40-50 years ago. If you want my help, let me know. I will make the drive.

Lurker - You're more than welcome to come see my house. It needs a lot of work including plumbing, ceiling, new roof, trash in backyard and driveway.
